Attala Properties, LLC is a family owned and operated property management company.  We specialize in residential rentals for college students attending Cal Poly and Cuesta College.  Applications and viewing commence January 1st each year and our annual lease period runs from July – June.

Rental Application Information
1. Drive by the property of interest. (Please do not disturb tenants.)
2. Apply through the online portal questions may be sent to attalaproperties@gmail.com. All applications must be complete with emails, phone numbers and references for the application to be processed.
What is a "Guaranty of Lease?"
A Guaranty of Lease guarantees the payment of all rents and other monies due. Each tenant is required to have a guarantor.
How do I pay my rent, and when is it due?
Rent is due on the 1st day of each month, no matter which day the 1st lands on.  Late fees are assessed after 5pm on the 3rd day of each month. Rent is paid through an online portal.
What if I need maintenance in my unit?
Non-emergency service or repair requests can be made through the Buildium rental portal.   The repair task will be assigned and appointments will be coordinated with the tenants.

For emergency situations between 9am – 6pm please call our office at (805) 250-0110 to discuss the issue. 

For emergency situations after hours:
- Contact your landlord on his cell phone listed in your lease
- Gas or Electrical issues: Pacific Gas & Electric (800) 743-5000 or
                                                 Southern California Gas (800) 427-2200
- Plumbing issues: Rex's Rooter (805) 473-8270
Are any of your units furnished?
No, we do not offer furnished units.
When should I turn on my utilities?
Utilities should be called out two (2) weeks prior to your lease start dated.  The start date for your utilities is the date your lease begins. Tenants may not move in until all utilities are in the tenant’s name.
Do I need renter's insurance?
Yes, all properties require renter's insurance for the entire lease period.
